GEORGETOWN, TEXAS (May 30, 2024)Β β Jackson-Shaw, a national real estate developer headquartered in North Texas, has announced two new leases for its CrossPoint Business District.Β Control Panels USAΒ has leased all 145,950 square feet of Building 2, andΒ ClopayΒ has leased 23,140 square feet of Building 3. Control Panels USAβs lease was executed in April, with occupancy expected in January 2025, and Clopayβs lease was executed at the beginning of May, with occupancy expected this summer.
Control Panels USA manufactures control panels and relay rack assemblies for clients in a range of industries. The company offers custom design and fabrication for OEM clients, contractors, and end users that require large or small production runs. In addition, CP USA offers full turnkey Instrumentation and Control services.
Clopay operates as North Americaβs largest overhead door manufacturer and has manufactured garage doors for more than 50 years. The company provides a variety of options for residential and commercial garage doors, with the ability to customize materials, finish and performance insulation options.
CrossPoint Business District is on the west side ofΒ Interstate 35Β (north of the intersection with State Highway 195 and south of Country Road 143). Phase 1 represents 61.7 acres and is a three-building business park totaling 488,758 square feet. While still in the planning stages, additional phases include the remaining 162.3 acres and are projected to have a combination of industrial, commercial, and multifamily developments.

Onx Homes, an integrated DesignTech company on a mission to reshape the home building industry, leased all of Building 1, totaling 204,000 square feet, and began moving into their space in December 2022. Onx Homes has more than 10 communities and 3,000 homes under advanced development.
Grander DistributingΒ leased 41,950 square feet of Building 3. The lease was executed in April 2023, and occupancy started in November 2023. Grander is the single source for cabinet and millwork manufacturers.
Diamond Realty Investments is the equity partner, and CrossFirst Bank is the lender. Joeris is the general contractor, with Powers Brown as the architect, Westwood as the civil engineer and Pinnacle Structural Engineering as the engineering firms. Darryl Dadon and Olivia Reed with CBRE are managing the leasing assignment for the development.
